Cancellation Policy
We are thrilled that you have chosen to stay with us! When you reserve one of our properties, it is not available to anyone else for your dates. Consequently, once you have confirmed your reservation, your deposit will be forfeited in the event of a cancellation for ANY REASON within 60 days of your reservation arrival date, unless we are able to re-rent the property for your reserved dates (the only exceptions being a hurricane). In the event that we are able to re-rent the property for your reserved dates, your deposit will be refunded less a 20% administrative fee. We recommend that you purchase travel insurance to cover you against any unforeseen circumstances. We have partnered with Nationwide Insurance Co to offer our guests travel protection against cancellations due to a variety of events, as well as medical, emergency evacuation coverage and other benefits. Exceptions to the cancellation policy:
Hurricane Exception: In the event of a named storm which is forecasted to pass less than 100 miles from St. John, a full refund less a 5% processing fee will be given.
Deposit Policy
Your deposit to hold your dates (the amount due at booking) will consist of 50% of the total price of your reservation, and the remaining 50% as well as the security deposit and a 12.5% Virgin Islands are due 30/60/90 days prior to your arrival in accordance to your signed rental agreement.

"Beautiful place with a beautiful view"
Villa Monticello was beyond our expectations with a well stocked kitchen, ample space with comfortable furniture and a terrific balcony that stretched almost full width of condo. The balcony looked over all of Cruz Bay and Red Hook on St Thomas and was beautiful day and night. The property managers, Nicole and Lexi, were welcoming and attentive. They provided island maps, activity recommendations and restaurant menus...they even helped with reservations. Sirenusa is a beautiful property in a great location. We were a short walk to the pool which also had beautiful views. The drive to downtown Cruz Bay was only about 10 mins and about 5 mins to the grocery store. Of course you have to get used to driving on the left side! St. John is a great laid back place with friendly people and some of the most picturesque beaches in the Caribbean. We can't wait to go back!
"Girls Weekend"
Went to St. John for a long weekend with girlfriends. The condo was exceptionally clean and spacious with views to die for! The view from the balcony was incredibly beautiful. Couldn't wait to wake in the morning and drink my coffee out there. We all were planning our next trip there on the plane ride home.
"Escape"
I came here by myself, and they treated me like a king. They didn't have a 1 bedroom available, so they put me in a 3 bedroom. Probably their best location on site along with the view. They had a taxi driver that drove me around town. He took me wherever, whenever I wanted. The rest of the staff was very attentive, and catered to my needs. Would definitely love to come here again next year. I had an unforgettable experience.
Our family of 6 found this Villa every bit as nice as the photos and actually exceeded our expectations. The unit was well constructed, spacious and the views were outstanding. We enjoyed the sunset each night on the spacious veranda after our relaxing beach trips and an occasional hike. Cruz Bay was a lot of fun and we chartered a boat through http://www.sonicchartersstthomas.com/ which went all around the BVI's for an unforgettable day. David and his wife were accommodating when needed and were always responsive if we had questions. Great trip and accommodations!
