Cancellation Policy
We are thrilled that you have chosen to stay with us! When you reserve one of our properties, it is not available to anyone else for your dates. Consequently, once you have confirmed your reservation, your deposit will be forfeited in the event of a cancellation for ANY REASON within 60 days of your reservation arrival date, unless we are able to re-rent the property for your reserved dates (the only exceptions being a hurricane). In the event that we are able to re-rent the property for your reserved dates, your deposit will be refunded less a 20% administrative fee. We recommend that you purchase travel insurance to cover you against any unforeseen circumstances. We have partnered with Nationwide Insurance Co to offer our guests travel protection against cancellations due to a variety of events, as well as medical, emergency evacuation coverage and other benefits. Exceptions to the cancellation policy:
Hurricane Exception: In the event of a named storm which is forecasted to pass less than 100 miles from St. John within 48 hours, a full refund less a 5% processing fee will be given.
Deposit Policy
Your deposit to hold your dates (the amount due at booking) will consist of 50% of the total price of your reservation, and the remaining 50% as well as the security deposit and a 12.5% Virgin Islands are due 30/60/90 days prior to your arrival in accordance to your signed rental agreement.

Twilight was a beautiful unit that was well-appointed and very easy to live in. The concierge service was very helpful and gave us good ideas and helped us figure out restaurants, car ferry and beaches.
The kitchen was very well stocked and there were coolers to take to the beach, beach chairs and towels.
The entire experience was lovely. I was traveling with my husband, daughter, son-in-law and my adorable 15- month grandson. The condo was perfect for all of us. There is also a company where we rented a crib, baby backpack, high-chair and beach toys! All were perfect.
This unit was an easy walk to the pool and pool bar.

Twilight Villa was amazing in every sense. The spacious interior was newly decorated in a coastal boho style that screamed luxury. From the West Elm furniture to the colorful artwork, the space was comfortable. All the bedrooms had their own en suite bathroom....so all the rooms were of equal value. The kitchen was outfitted with modern amenities and an entire spice drawer full so we could easily cook our favorite dishes or grill on the patio. The villa is aptly named "Twilight" because it boasts incredible western sunset views from the covered patio. With only a 50 foot walk to the clubhouse, we had the Hills Amenities (i.e. on-site dining and bar, fitness center, pool and sundeck) super close. The villa is just up the hill from Cruz Bay which makes it far enough from town to be quiet and relaxing but close enough to be in easy reach. Such a wonderful place to stay! We will definitely be back to Twilight Villa soon!

This is our 3rd trip back to The Hills St John and we have stayed in a 2, 3 and 4 bedroom villa. We absolutely love the property. Its views are just amazing and worth the drive up the hill to get there. It's very safe, very clean and a property host is there locally in case you need anything. It's a 10 minute or less drive to town. Taxis also come pick you up here if you don't rent a vehicle or don't want to drive. We love the pool, terrace and restaurant and just can't recommend staying here enough! Everything is always perfect!

Beautiful villa in what must be the best community on St. John. Everything about the house was first class and the view was outstanding. The house was wonderfully furnished, the kitchen had anything and everything you could want. The accommodations were perfect for my family of seven people. We were all very comfortable. We had plenty of room to gather as a family and share meals and privacy when we wanted alone time. The ride up to the villa was intimidating initially but I was able to navigate the roads safely within 24 hours.
Thank you for supplying beach towels, chairs and a cooler.

"Beautiful place with a beautiful view"
Villa Monticello was beyond our expectations with a well stocked kitchen, ample space with comfortable furniture and a terrific balcony that stretched almost full width of condo. The balcony looked over all of Cruz Bay and Red Hook on St Thomas and was beautiful day and night. The property managers, Nicole and Lexi, were welcoming and attentive. They provided island maps, activity recommendations and restaurant menus...they even helped with reservations. Sirenusa is a beautiful property in a great location. We were a short walk to the pool which also had beautiful views. The drive to downtown Cruz Bay was only about 10 mins and about 5 mins to the grocery store. Of course you have to get used to driving on the left side! St. John is a great laid back place with friendly people and some of the most picturesque beaches in the Caribbean. We can't wait to go back!

Went to St. John for a long weekend with girlfriends. The condo was exceptionally clean and spacious with views to die for! The view from the balcony was incredibly beautiful. Couldn't wait to wake in the morning and drink my coffee out there. We all were planning our next trip there on the plane ride home.

I came here by myself, and they treated me like a king. They didn't have a 1 bedroom available, so they put me in a 3 bedroom. Probably their best location on site along with the view. They had a taxi driver that drove me around town. He took me wherever, whenever I wanted. The rest of the staff was very attentive, and catered to my needs. Would definitely love to come here again next year. I had an unforgettable experience.
Our family of 6 found this Villa every bit as nice as the photos and actually exceeded our expectations. The unit was well constructed, spacious and the views were outstanding. We enjoyed the sunset each night on the spacious veranda after our relaxing beach trips and an occasional hike. Cruz Bay was a lot of fun and we chartered a boat through http://www.sonicchartersstthomas.com/ which went all around the BVI's for an unforgettable day. David and his wife were accommodating when needed and were always responsive if we had questions. Great trip and accommodations!
