Cancellation Policy
We are thrilled that you have chosen to stay with us! When you reserve one of our properties, it is not available to anyone else for your dates. Consequently, once you have confirmed your reservation, your deposit will be forfeited in the event of a cancellation for ANY REASON within 60 days of your reservation arrival date, unless we are able to re-rent the property for your reserved dates (the only exceptions being a hurricane). In the event that we are able to re-rent the property for your reserved dates, your deposit will be refunded less a 20% administrative fee. We recommend that you purchase travel insurance to cover you against any unforeseen circumstances. We have partnered with Nationwide Insurance Co to offer our guests travel protection against cancellations due to a variety of events, as well as medical, emergency evacuation coverage and other benefits. Exceptions to the cancellation policy:
Hurricane Exception: In the event of a named storm which is forecasted to pass less than 100 miles from St. John within 48 hours, a full refund less a 5% processing fee will be given.
Deposit Policy
Your deposit to hold your dates (the amount due at booking) will consist of 50% of the total price of your reservation, and the remaining 50% as well as the security deposit and a 12.5% Virgin Islands are due 30/60/90 days prior to your arrival in accordance to your signed rental agreement.
Rate varies due to seasonality and holidays.

Nicole and Carly did a fantastic job helping to plan our trip. We are a large group of 20 traveling together. They helped us with reservations and restaurants. We were concerned about weather delays affecting our arrival and Nicole was very prompt to help. She followed up with our group and was ready to help if we had any issues.

Best family vacation for us! Not only is the island beautiful and safe the home was more than we could ask for! Beds were very comfy, linens great, kitchen appliances and amenities were just like home. Loved the beach chairs (may need replacing soon) and cooler that we used daily! Carrie was wonderful and available for whatever questions or referrals we needed. Hope to be back soon!!!!
I own a vacation rental and have stayed at many, many vacation rentals. This is by far one of the nicest places I have stayed. The management was superior. We had a problem with a key that wouldn't work and it was taken care of, on a Sunday afternoon, immediately! Everything we needed was there. Beautiful property!

I have visited many islands in the Caribbean, and I can say that my stays at the property (on St. John) were terrific. I have been there twice with groups of friends for long weekend getaways to escape the NYC winter. The villas are beautiful, clean, comfortable, and spacious. They sit high on a hill with stunning views of the town, harbor and ocean. The quaint island allows for a variety of activities. You can hang out at the beautiful beaches, hike on nature trails, swim with sea turtles, go boating, or even a visit the BVIs for the day. In the evening the local bars are fun, lively and laid back, but I enjoy just returning to a quiet villa, high on the hill, to enjoy a quiet evening soaking in the view. The island feels safe, and the staff is friendly and helpful. I will definitely be coming back!!
