Cancellation Policy
We are thrilled that you have chosen to stay with us! When you reserve one of our properties, it is not available to anyone else for your dates. Consequently, once you have confirmed your reservation, your deposit will be forfeited in the event of a cancellation for ANY REASON within 60 days of your reservation arrival date, unless we are able to re-rent the property for your reserved dates (the only exceptions being a hurricane). In the event that we are able to re-rent the property for your reserved dates, your deposit will be refunded less a 20% administrative fee. We recommend that you purchase travel insurance to cover you against any unforeseen circumstances. We have partnered with Nationwide Insurance Co to offer our guests travel protection against cancellations due to a variety of events, as well as medical, emergency evacuation coverage and other benefits. Exceptions to the cancellation policy:
Hurricane Exception: In the event of a named storm which is forecasted to pass less than 100 miles from St. John within 48 hours, a full refund less a 5% processing fee will be given.
Deposit Policy
Your deposit to hold your dates (the amount due at booking) will consist of 50% of the total price of your reservation, and the remaining 50% as well as the security deposit and a 12.5% Virgin Islands are due 30/60/90 days prior to your arrival in accordance to your signed rental agreement.

Our Villa at The Hills Saint John was beautiful! It was perfect for our family of four. We had plenty of space to spread out and relax. The view is spectacular and the location is very convenient to Cruz Bay. The staff was very helpful leading up to the stay with information about the island. This is our 3 rd time staying at “The Hills” and will be back next year for our daughters wedding. Each villa is beautifully decorated and can accommodate many guests. Although not on the beach, the views of Cruz Bay are outstanding from the generous size patio and decks. The beauty of St. John is being able to visit all the fabulous beaches and not just the beach that might be at your hotel which is why I like this location. All the BEST beaches on the North shore are just a scenic drive from this location. We are also close to the downtown where many wonderful restaurants can be found and shopping too!

We recently stayed on St. John and found The Hills. It was AWESOME! I would highly recommend these properties. Convenient to town (only a $5 cab right up the hill), phenomenal views of Cruz Bay, a super convenient restaurant with easy grab n go items and a pool. We will be back for sure!!!!

Despite covid situation our stay was fantastic at the hills.
When we arrived, there were local plantain chips and mango salsa waiting for us. The villa was absolutely beautifully decorated and spacious. There were beach chairs, towels and a cooler available for us in the unit. The villa complex, Sirenusa, is a gated community and is gorgeous and beautifully maintained. Our contact person, Carrie, was tremendously helpful from beginning to end. I would highly recommend this vacation spot and plan to return soon!
Wonderfully managed and maintained property with two master suites. Open kitchen/living room means there isn't a bad view in the house! We were greeted upon arrival and provided a rundown of activities, tailored to what we were looking for. The roads leading to the villa are a bit steep, but that is to be expected on St. John. And, it is a small price for breathtaking views. Common facilities - gym/pool/pool-table are well maintained and reflect the fine finishes of the complex.
Vacation VI was great! Our family rented a few of the villas and had a wonderful week together. Very clean, spacious, and modern accommodations with the best views. Great communication between the host to ensure check-in and they were attentive when any needs came up throughout the week. Can't wait to come back.
