Cancellation Policy
We are thrilled that you have chosen to stay with us! When you reserve one of our properties, it is not available to anyone else for your dates. Consequently, once you have confirmed your reservation, your deposit will be forfeited in the event of a cancellation for ANY REASON within 60 days of your reservation arrival date, unless we are able to re-rent the property for your reserved dates (the only exceptions being a hurricane). In the event that we are able to re-rent the property for your reserved dates, your deposit will be refunded less a 20% administrative fee. We recommend that you purchase travel insurance to cover you against any unforeseen circumstances. We have partnered with Nationwide Insurance Co to offer our guests travel protection against cancellations due to a variety of events, as well as medical, emergency evacuation coverage and other benefits. Exceptions to the cancellation policy:
Hurricane Exception: In the event of a named storm which is forecasted to pass less than 100 miles from St. John within 48 hours, a full refund less a 5% processing fee will be given.
Deposit Policy
Your deposit to hold your dates (the amount due at booking) will consist of 50% of the total price of your reservation, and the remaining 50% as well as the security deposit and a 12.5% Virgin Islands are due 30/60/90 days prior to your arrival in accordance to your signed rental agreement.

The Villa was beautiful and spacious, close to Cruz bay town but not an easy walk. For a 4 bedroom villa would recommend a larger cooler bit otherwise would stay here again.

We had a great family vacation while staying at the hills Saint John usvi! They were very communicative and responsive to all of our needs. We would definitely recommend staying with them. The view is also beautiful!!

Everything was amazing! We were there for a wedding and had the reception on the terrace at sunset which was perfect. I would highly recommend The Hills!
"Royal Palm Villa"
I had the pleasure of staying in the Royal Palm Villa. Beautiful Large Village all to myself. The WiFi was crappy but no strikes against them as I’ve experienced crappy WiFi a lot of places. The kitchen was my favorite place lol… Inspired me to model my home kitchen the same way. Gorgeous view from all balconies especially at night when the island lights up. I recommend you bring your family. The Hills is more family friendly or more on a family set up versus a romantic set up. Gated community which I loved. Very quite & relaxing. I enjoyed myself to say the least. Very responsive and informative guest services. They have the best taxi drivers I’ve ever experienced during my years of traveling. I highly recommend Chico and Oliver for all your taxi trips. Definitely making them a yearly destination. I’ll make sure to bring my family next time.

Beautiful property with stunning views of the Virgin Islands. The Hills delivered in every way possible. The property was not only gorgeous, but the host was very accommodating. There is a pool onsite with a bar / kitchen open from 12pm to 9pm daily. We'll be back soon!

My friends and I had an excellent stay at the Royal Palm Villa in The Hills Saint John. The villa itself was gorgeous and had plenty of space for us to relax, and the facilities like the pool and gym were great ways to unwind. Carly, our host, was incredibly helpful in answering any questions we had about The Hills as well as the island in general. I highly recommend vacationing here!

The location provides for spectacular views of the ocean and uber convenience as it's a short ride to everything fun and relaxing on the island. Villa Verona was perfectly located for our trip. We were two families with kids traveling together and we wanted to be close to Cruz Bay, but with amazing water views which is exactly what we got. The Villa was spacious, adequately stocked with items you would need for the kitchen, the beach and everything in between. Our kids enjoyed the clubhouse and the pool which was a nice option in addition to the beautiful beaches of St John. We have been to St John multiple times staying in both hotels and private homes and Villa Verona was the best place for us to stay by far! The management company was helpful, informative and responsive. You can't go wrong.
We would definitely return to Villa Verona. The only suggestions that we would have would be more (and larger) beach towels plus more kitchen equipment (i.e. mugs, tupperware, plastic plates and glassware for the deck). The living room was a great gathering spot for all and the deck is a gem with an amazing view! Everything else was fantastic and this was a very relaxing and beautiful place to stay!

The host made me feel welcome, I knew what to expect. We have stayed in some nice places over the years. This place was right up there with any of them. We arrived after dark. Overlooking the bay. However, we could not see the fantastic few to the next morning when we woke up. Coffee of the veranda looking at the view, was a morning pleasure.
"Amazing Spot "
We recently took a trip to St John and stayed at Villa Verona. The place has amazing views, especially at sunset, looking out into the Caribbean with islands scattered across the water. There is a pool and patio which is great for happy hour. I was pleasantly surprised to find a functional gym as well. Its a short ride into town and to the beach. Make sure you get a sandwich from Baked in the Sun!
"Outstanding "
We recently spent 4 days at the Villa on the beautiful island of St. John. Initially I was a little anxious about getting there from the airport on St. Thomas. However, the taxi and ferry to the island could not have been easier and more convenient. After a 15 minute ferry ride you land on St John and that is when the magic starts. There is a cozy downtown that welcomes you with shops and delicious restaurants/bars to try. The combination of friendly locals and transplants from the US make the island a curious and enjoyable social experience. The Villas themselves are absolutely gorgeous. They also boast unparalleled views of Cruz Bay and St Thomas. The Villas are clean, luxurious and well appointed with a tasteful comfortable furnishings. Overall I rate the Villas 5 out of 5 stars and the word stunning comes to mind. Getting around the island is easy and inexpensive. Take a taxi to restaurants, beaches and even your own private sailing/snorkeling adventure. I was also pleasantly surprised at how much luxury and pleasant experiences we were able to have with reasonable prices.
